General Information

Summary:
By attending Condemnation Appraising: Principles & Application Training, participants will gain an understanding of the eminent domain process, rules and regulations governing condemnation appraisals, and important issues unique to this appraisal specialty. They will acquire the tools to address issues such as the valuation rules used by different jurisdictions, identification and valuation of the larger parcel, and the estimation of damages and benefits. Additionally, they will examine advanced applications of appraisal techniques and problem-solving in condemnation cases. Participants will discover how courts view various appraisal methodologies. Case studies will be presented to reinforce the application of condemnation appraisal principles

Learning Outcomes:
Upon completion of this training, participants should be able to:
• Use effective page layout techniques to reveal logic and organization
• Create tables and graphic presentations that work
• Reconcile within ranges in a convincing and logical argument
• Eliminate common writing and usage errors to make the reports more professional
• Use appraisal terminology and definitions effectively
• Create energetic prose by the use of active voice and present tense

Teaching Method:
Instructor Lead

Prerequisites:
Successful completion of Basic Appraisal Principles and Basic Appraisal Procedures or equivalent courses.

Target Audience:
Experienced residential and general appraisers who have done little condemnation work.

Special Materials:
A financial calculator is required. The accepted model used in the course is the HP-12C. Note: Cellular phones, tablets, iPads, and other devices that connect to the Internet are NOT permitted during the exam.
